Applicant Rental Guide
Consultation:
James Kei London likes to conduct a thorough consultation with you as a potential tenant, in order for us to get a better idea of your property requirements, from your budget, your ideal location, to your required number of bedrooms etc. Thereafter, we will review our portfolio of rental properties in your chosen areas, and find properties that best fit your requirements and needs. We will focus on finding you a property that ticks all the right boxes for you.
Arrange viewings:
When we have found a property that fits all your requirements, we will arrange for you to view the property. We will show you around and be there to answer any questions you may have.
Make an offer:
As there is often a high demand for rental properties, if you are interested in renting a property you’ve seen with us, let us know as soon as possible. We would also recommend making an offer on a property as soon as you can to ensure you do not miss out.
Negotiate Terms and Holding Deposit:
When you are ready to make an offer and we have discussed anything you feel may be needed at the property; for example painting or decorating, furniture removed or added etc., we will inform the landlord and discuss the next steps to agree the terms. Whilst we cannot promise that all of your requests will be met, we will do our best to achieve what you require – After all, we want you to be happy in your new home from day one!
Once all terms are mutually agreed we reach the stage when you will be asked to pay a Holding Payment, which will take the property off the market whilst your application is being processed. Please note the Holding Payment will only be refundable if for any reason the Landlord decides not to proceed with the letting process.
Referencing process:
All adults over 18 who will be living at the property will need to undergo standard reference checks via HomeLet (third party) to confirm identity, address, salary, previous landlord reference (if applicable) and employment details and Right to Rent checks, which are now required by law to check your eligibility to live and work in the UK. You will need to provide original documents to confirm your identity, your address, employment and salary details.
Pay required fees and sign agreement:
Once the reference checks have been completed and are authorised we can proceed. It is now when the initial monies will be due and payable, this includes the first month’s rent upfront and your security deposit. These need to be paid in cleared funds, e.g. cash, bankers draft, credit and debit cards or electronic funds transfer. We cannot accept personal cheques unless paid 2 weeks prior to move in date due to clearing cycles.
Inventory and Schedule of Condition:
Prior to moving in a thorough inventory is conducted and this is something we would organise. An inventory is a legal document that contains full written descriptions and high-quality colour photos of the decorative and cosmetic appearance of the property including any pre-existing damage, the condition of the furniture, white goods and fittings. Please read the document carefully prior to move-in, as it will be used at the end of the tenancy to determine any proposed deductions from your deposit.
Check in and move in!
On move-in day, the inventory clerk or Landlord will meet you at the property for the check in. They will go through the inventory with you and this will be your opportunity to amend or add anything before the start of your tenancy. Once finalised, the meter readings will be taken, and the keys will be handed over.
